Nicola deals with sales, purchases and leases of commercial and agricultural properties. Nicola provides advice to business people, investors, property owners and land owners and farmers on a range of commercial property issues, sales and purchases of farms and land, Agricultural Holdings Act Tenancies and Farm Business Tenancies. She is also involved in more complex residential property work.

Her commercial Landlord Clients range from those with one property to Clients with large property portfolios spread across the country.

Nicola also works alongside her private client and commercial partners dealing with all types of transactions involving a property element.

I spend the majority of my time dealing with a wide range of property matters, which invariably involve a number of complicated transactions. These complications frequently relate to matters such as access and boundaries. For example, I have recently been involved in the sale of a parcel of land where it was believed that the neighbouring owner would try to claim ownership. As part of the deal the seller agreed to produce a statutory declaration and other evidence which would assist the buyers in fighting any claim from the neighbours. Through negotiation with the Client and the buyers’ solicitor we were able to produce documentation which satisfied the buyers and allowed the sale to go ahead.

At Latimer Hinks we take a proactive approach by aiming to identify potential problems before they become major issues. As we see it, it is far better to resolve the issues at the earliest opportunity rather than have problems stored up for the future or when you want to sell your property.
