BUYING

Once you’ve chosen the home you want to buy, the legal process involves 10 essential actions that Latimer Hinks will take care of for you.

  • We will contact the Sellers Solicitors to obtain copies of all of the relevant legal documentation relating to the property. We will advise you if there are any issues relevant that you would need to know about.

  • We will submit the Local Authority Search and such other Searches as are either essential or prudent to submit in respect of the property.



  • We will approve the form of Contract supplied by the Seller and raise any enquiries in respect of the property as arise on the documentation supplied or Search results.



  • We will consult with you as regards any mortgage finance and should a mortgage be needed we will comply with any requirements set out by your Lender.



  • We will discuss with you the terms of the Contract, the results of our searches and other enquiries and, if all is in order, ask you to sign the Contract to buy.



  • We will seek to agree a suitable date for completion with any other parties in the chain and then attend to the legally binding exchange of Contracts.



  • We will report to any mortgage lender and ensure that the mortgage funds are sent to us in time for completion. We will also prepare a completion statement and ask you to supply us with any funds due from you.



  • We will obtain your signature to the Transfer and the necessary Mortgage Deed and carry out the final pre-completion Searches at the Land Registry to make sure nothing has changed since the start of the process.



  • On the completion date we will transfer the purchase monies to the Seller’s Solicitors and obtain all of the documents relating to the property. We will attend to the payment of any Stamp Duty payable to H M Revenue & Customs.



  • Finally we will register you as the new owner of the property at the Land Registry and following registration will send you confirmation and any other relevant documents relating to the property.



  •
