Home Information Packs (HIPs)
From 14th December 2007 all residential properties marketed for sale in England and Wales will need a Home Information Pack (HIP).
Latimer Hinks can compile a HIP on your behalf. We are able to co-ordinate compilation of the HIP quickly and for a very competitive charge.
The HIP will be provided in a specially designed folder which ensures that all relevant documents can be filed in one place.
What is included in the Pack?
Energy Performance Certificate
This will indicate the Energy Efficiency and CO2 rating for a home.
Local Authority Search
which will check against any plans that may affect the property being sold.
Drainage & Water Search
Includes information relating to the connection of water and sanitation services, statutory agreements etc
Land Registry Title Documents
The Land Registry Official Titles provide information on the current registered owners of the property and their associated rights and boundaries
It is worth noting that many HIP providers will compile HIPs containing personal rather than official search results. Personal searches often contain omissions and inaccuracies and for that reason all HIPs prepared by Latimer Hinks contain official search results.
